South Richvale community is located on the Southwest corner of Richmond Hill, a family-oriented neighbourhood with a variety of excellent schools, great parks, recreational amenities and convenient access to public transit and nearby shopping options.

Community Overview

The community of South Richvale runs from Yonge St on the East to Highway 7 in the south, Bathurst St on the west, and Carrville Rd in the north. The community was one of Toronto's first commuter suburbs. The development coincided with the opening of the Richvale School in 1923. The significant real estate development started in the 1950s, and many residential houses were built around the 1970s.

1. Housing:

Single detached homes are the predominant real estate housing type in South Richvale Richmond Hill. The original houses, many sitting on large premium lots, were relatively modest, consisting mainly of bungalows that were gradually rebuilt into much larger custom-designed homes. About 30% of properties in this neighbourhood were constructed between 1980 and 1990, while many of the remaining buildings were constructed in the 1960s and the 1990s. On the north end of the community, close to Carrville Rd, some newly built modern townhouses are perfect for those looking for three or more bedroom livings. Homeowners occupy roughly 85% of the properties in South Richvale, and renters occupy 15%.

From MLS listings, in the past 90 days, South Richvale Richmond Hill sold 14 detached houses on average of $2,788,849; 1 Town homes on average of $1,050,000; 13 condos on average of $709,215.

2. Demographic:

South Richvale is notable for its higher education; more than 60% of residents have a college degree or higher. It has a higher than average population of recent immigrants from Iran, Italy and China. Besides English, Italian, Chinese and Persian is the most common second language spoken in the family.

3. Transportation:

Driving is the primary way of commuting for residents in South Richvale. The nearest highway is express toll route 407. Furthermore, Highway 7 on the south has a speed limit of 80Km and fewer traffic lights between Keele St and Bayview Ave. Public transit is also convenient. Homeowners have access to about 10 bus lines, and bus stops are not very far from most houses. The future Yonge North Subway Extension will also enhance the commute for residents.

4. Recreation:

South Richvale is famous for its natural environment and green spaces. The Upper East Don River winds from north to south through the community. One can walk on the wild side along the South Richvale Greenway and explore wooded trails as they snake along a beautiful section of the Upper East Don River. Morgan Boyle park offers playgrounds, splash pads, sports fields and two tennis courts. Hunter's Point Wildlife Park is a quiet, contemplative green space located in the southwest section of Richvale, providing habitats for many exotic birds and animals. Richmond Hill Golf Club and Country Club, sitting on the southwest corner, occupies almost one-sixth of the South Richvale Community.

5. Shopping:

Hillcrest Mall is located at East North Corner north of Carrville Rd. Many top-notch retailers include Indigo, Marshalls+Homesense, Swarovski, Carbon and Old Navy. Anchored by a state-of-the-art Hudson's Bay, Hillcrest Mall is the only fully enclosed shopping center in Richmond Hill. Moreover, on the east side of Yonge St is Bayview Glen Plaza. One can find many world-renowned retailers such as Best Buy, Walmart, Loblaws, Canadian Tires, Home Depot and many more.

6. Schools:

Charles Howitt Public School, ranked in the top 10% across Ontario, is an elementary school serving almost 95% of the community. Located in the center of the community is Langstaff Secondary School, which was established in 1964. The generations of outstanding teachers have accumulated rich experience in education and teaching in the past 50 years, which is an intangible asset of the school. As the school accepts international students, Langstaff High School has ESL courses, and the proportion of ESL students is close to 1/4. In addition, the school offers specialized programs such as French Immersion and Advanced Placement (AP).

South Richvale is now one of the most desirable Richmond Hill communities for Chinese families. Many marketers promote the community as South Rich Valley, highlighting it as a wealthy neighbourhood and its name, after translating to Chinese Cantonese, as a famous Hong Kong landmark, 'Lan Kwai Fong'.
